Apartments
Who is eligible to rent an apartment?
- Students enrolled at Aalen University or persons who are currently in training are entitled to accommodation.
How are the apartments furnished?
- Here you can access our dormitories and find out about their facilities.
How many people can live in an apartment?
- Depending on the room category, 1-room apartments can be occupied by a maximum of 1 person and 2-room apartments by a maximum of 2 people.
What do I need to bring by myself?
- You will need crockery, cooking pots and all other kitchen utensils. You also need to bring your own bedding, bathroom utensils and all your personal belongings. For hygiene reasons, you must bring your own shower curtain.
Is smoking allowed in the dormitories?
- All our dormitories are non-smoking.
Are pets allowed?
- Pets are not allowed in our dormitories.
Are there any house rules?
- The house rules are part of the rental agreement. You can also read them in our downloads nachlesen.
Damage report
How can I report damages/defects?
- If a repair is necessary, you can contact our facility management team conveniently by email at instandhaltung@jugendwerk-aalen.de/en . Our technicians will be happy to take care of your request.
Parking spaces
Are parking spaces available at the halls of residence?
- Depending on availability, parking spaces can also be rented at our halls of residence.
Is there an extra application for renting a parking space?
- No, when you fill out the application for your apartment, you can select whether or not a parking space is required. We will then check availability.
How much does a parking space cost?
- Here you can go to the respective halls of residence and find out about local parking space rents.
Common rooms
What common rooms are there in the dormitories?
- You can find out which communal rooms are available in the respective dormitories here.
Are washing machines/dryers available?
- There are washing machines and dryers in each dormitory, which can be used for a fee.
Tenancy
When can I rent an apartment?
- Rental contracts can always be concluded on 01.03. and 01.09. of a year.
How long can an apartment be rented for?
- The tenancy agreements are for a fixed term of 3 years. You have the right to terminate the tenancy agreement at any time before the end of the fixed term by giving 3 months’ notice to February 28/29 or August 31 without giving reasons.
What is included in the monthly rent?
The following items are included in the flat-rate rent:
- Basic rent
- Heating, water, electricity
- Other operating costs
- Furnishings
- Cable/SAT television
- Internet access
- Janitor services
- Free use of the common rooms
Rental payments
How much is the deposit and when do I have to pay it?
- The deposit is always 3 months’ cold rent and must be paid together with the first rent before the start of the rental agreement or before the room/apartment is handed over.
Are there any costs in addition to the rent?
- There are no additional costs to the monthly rent. We only charge a one-off processing fee of 20,00 EUR to conclude the rental contract.
How is the rent to be paid?
- We will debit the rent from your account monthly by direct debit. For this purpose, we will send you a SEPA direct debit mandate together with the rental agreement for you to sign and complete. If you do not have a bank account in Germany, you must transfer the rent to us by yourself.
Are rent increases implemented during the tenancy?
- Graduated rents are agreed in our tenancy agreements. The rent increases by 5,00 EUR per year.

How can I apply?

Can I apply for an apartment if I do not yet have a certificate of enrollment?
An application for an apartment can only be made with the submission of all documents. Therefore, make sure that you have the following documents with your application:
As a student:
- Guarantee, three current salary slips or other proof of income (e.g. employment contract)
- Certificate of enrolment, sponsorship or scholarship (or proof of commencement of studies at Aalen University, e.g. letter of admission)
- Proof of Visa application
As a trainee:
- Guarantee, three current salary slips or other proof of income (e.g. employment contract)
- Training contract
- Proof of liability insurance
Is it possible to view the apartments before moving in?
- Unfortunately, a viewing is not possible as the apartments are always occupied. However, you can find detailed descriptions including pictures of the respective halls of residence on our homepage.
What happens after we have received the rental application?
- Once we have received your application, we will check whether your documents are complete and whether you are eligible to rent an apartment from us. If we are able to offer you a rental contract, we will send it to you by e-mail.
What documents are required to conclude a rental agreement?
- Application for rental (online application form)
- Proof of Visa application
- Three current salary slips or other proof of income (e.g. employment contract)
- Certificate of enrollment / proof of a place at university
- If available: Proof of a grant/scholarship
- If guarantor available: Guarantee declaration
All about moving in
When and how can a handover date be arranged?
- A handover date can be arranged with us by telephone or e-mail at the appropriate time.
What is GEZ and am I obliged to pay the GEZ fee?
- GEZ stands for the abbreviation of the former fee center of the public broadcasters in the Federal Republic of Germany and colloquially refers to the fee that is charged for the use of public broadcasting.
Please find out after you move in whether you are obliged to pay the GEZ. This fee is not related to your tenancy. The costs are not included in the monthly flat-rate operating costs.
When and how do I register my new place of residence with the City of Aalen?
- According to the Federal Registration Act, anyone moving into an apartment must register at the residents’ registration office no later than two weeks after moving in. This also applies to residents of dormitories. You will receive the required landlord’s confirmation of residence when you hand over your apartment.
All about termination and moving out
What are the notice periods?
- The tenancy can be terminated with 3 months’ notice to February 28/29 or August 31 without giving reasons.
How can the rental contract be terminated?
- If you no longer need your apartment, you can send us your written notice of termination by post or email. When terminating your tenancy, please ensure that you comply with the contractually agreed notice period.
